Commercial Overhead Door repairs sectional overhead doors, roll-up shutters and rolling steel doors, strata and commercial parkade doors and gates, and the operators that run them, and services them on a schedule. We work for property managers, strata councils, landlords and business owners across Metro Vancouver and the Fraser Valley, Monday to Saturday, 7am to 7pm, and time each job around opening hours, tenants and residents.
- Storefront shutters, office and service bay doors, and strata parkade entrances
- Repairs, operator work and scheduled maintenance from one company
- Work timed around opening hours, tenants and residents
- Cities from Vancouver and West Vancouver out to Langley and Abbotsford
- Door type, size, damage and parts set the quote, so photos help
The doors we repair and service
Most calls fall into five kinds of work.
- Sectional overhead doors on shops, offices and auto service bays. Springs, cables, rollers, hinges, bent sections and track, and doors a delivery van or car has knocked off track.
- Roll-up doors and shutters on storefronts, storage units and service counters. Slats, guides, bottom bars, spring tension and locks.
- Parkade doors and gates at strata and commercial buildings, with their safety edges, photo eyes and the receiver the fobs talk to.
- Operators, meaning trolley, jackshaft and hoist motors, wall controls and safety devices.
- Scheduled maintenance for managers with several doors or several buildings.
We don't take house garage doors or residential openers, so the parts on the truck match the doors we see.

How booking works
Call or send the form with the address, the type of door, its rough size and age, and the operator brand if it has one. A photo of the damage and one of the label on the motor save a second trip.
We then agree on a time that suits the property. A storefront shutter can often be done before the store opens. A service bay can be fixed early so the first car of the day still goes in. A parkade door can be set to stay closed or run by hand while parts are on order, so the building stays secure. For strata buildings, the quote can go to the council or the manager, and residents can be told when the door will be out of service.
Most spring, cable, roller and sensor repairs take a few hours. A new operator is usually about a day.
What a quote depends on
We don't publish prices because commercial doors vary too much for a list to be useful. These are the things that move a quote.
- Whether it is a sectional or roll-up door, and its size and weight
- How much is damaged, from one cable to several sections and the track
- Whether parts are in stock or have to be ordered, which matters most on older operators
- How often the door cycles, since busy bays and parkades suit high-cycle springs and heavier operators
- When the work has to happen to keep a shop or bay open
If a door has been hit hard enough that repair would cost close to a new door, we say so before any work starts.
What we clean
- Overhead doorsWe repair sectional overhead doors on shops, retail units, auto service bays, offices and strata buildings: broken springs and cables, bent sections and track, worn rollers and hinges, and doors knocked off track by a vehicle.
- Roll-up doorsWe repair rolling steel doors and roll-up shutters on storefronts, storage units and service counters: slats, guides, bottom bars, spring tension, locks and the motors that run them.
- Parkade doorsWe repair the overhead doors and gates at strata and commercial parkade entrances: the door, its operator, safety edges and photo eyes, and the receiver that the fobs and remotes talk to
- OperatorsWe repair and install the motors that run commercial overhead doors: trolley, jackshaft and hoist operators, wall controls, photo eyes and safety edges
- MaintenanceWe service commercial overhead, roll-up and parkade doors on a schedule: lubrication, spring and cable checks, balance and safety tests, and small repairs before they stop the door
Questions we get
Do you work on house garage doors?
No. We only work on commercial and strata doors, including storefront shutters, office and service bay doors, parkade doors and gates, and their operators.
Which cities do you cover?
Vancouver, Surrey, Burnaby, Richmond, Langley, Abbotsford, Coquitlam, North Vancouver, Delta, Maple Ridge, New Westminster, Port Coquitlam, West Vancouver, Port Moody, White Rock and Pitt Meadows.
What are your hours?
Monday to Saturday, 7am to 7pm. Work can be booked at the start or end of that window so a store, bay or parkade entrance is out of use as briefly as possible.
Can you look after every door in a strata or a retail plaza?
Yes. Overhead, roll-up and parkade doors across one or several properties can go on one maintenance plan, with a written record for each door.
What should we send before the visit?
The address, door type and rough size, its age if known, the operator brand, and photos of the problem. That lets us bring the likely parts on the first trip.
Can you give a price over the phone?
Not a fixed one. We can explain what the job is likely to involve, then quote once we know the door, the damage and the parts.
